Proline’s principal and staff provide strong management services for all types of real estate. When choosing a property manager you should consider some of the following issues:
Licensing
The company is licensed under the Real Estate Act of British Columbia in order to offer trust accounts on behalf of its clients. All of the company’s property managers are licensed under the Act.
Bonding & Insurance
The company is bonded and insured by the Real Estate Errors & Omissions Corporation and also maintains excess coverage through a large insurer.
Separate Bank Accounts
All of our major projects have their own individual bank account which earn interest at a generous rate and currently attact only minimal service charges.
Audit
As a condition of our licensing all company accounts are reviewed annually by an independent firm of Chartered Accountants. A report outlining any exceptions to rules set out by the Superintendent of Real Estate is forwarded annually to the Real Estate Council of B.C.
Accounting
Proline utilizes a top quality property management accounting package by Spectra – Proline has been using this product for some twelve years and has utilized its custom features to generate one of the most comprehensive statements available in the industry. Our statements are supervised by a Certified Management Accountant and a Chartered Accountant. We have more accounting strength than any other firm in the Victoria market place.
Computer System
We operate an up to date fully networked computer system which allows for maximum efficiency of our accounting and record keeping functions.
Security
Proline’s premises are well secured and are monitored for fire and forced entry by a monitoring firm. Computers are backed up regularly and tape backups stored off-site.
Trades
At Proline we do not have a maintenance division. We utilize only independent trades for all repair and maintenance and have no vested interest in any repair related firms. All invoices are passed through to owners at cost. We do not mark up any of our trades invoices.
